An inventory report is a concise and detailed list of the contents, fittings and fixtures of a property. It provides a snapshot of the property at the time of the completion through digital photographs and supportive texts. It is advisable to have a report carried out by a third party to reflect a non biassed position in the event of any court proceedings.
Inventory reports
An Inventory details the condition of a property and its contents, which is taken prior to a new tenancy starting. It is therefore important that an Inventory is both in depth and accurate, and that the Inventory is impartial. This has become particularly relevant since the introduction of the Tenancy Deposit Scheme.
The need to create an in-depth, and accurately detailed Inventory, means that it is a time consuming process. Outsourcing this process ensures that you have an accurate report which is not left as a ‘last-minute rush job’ or left to an untrained member of staff - and therefore maintains the accuracy and detail required to stand up.
Why have professional inventories
Compiling an Inventory is a skill combined with experience and should be carried out by someone qualified to do so. The inventory is an important document and one that may need to be relied upon as evidence in the event of a dispute and may be liable to scrutiny in a Court of Law.
I have been preparing inventories since 2012 and have a wealth of experience covering everything from studio apartments through to large country properties.

A noticeable advantage of our services is that in addition to the super-fast turnaround the reports are not required to be printed. Once the inspection has been completed I will forward a copy to yourself and to whoever you nominate, which may be to a landlord and tenant.
When they receive the inspection they have the ability to sign on line. Tenants can also type in their comments directly into the report which will stay open for 7 days. Just go to the relevant room and item, then on the far right column entitled “Tenant Comments”, click in the box and start typing and add any new photos associated with the comments.
